What Does Homeowners Insurance Cover?

Named Perils vs. All-Risk Coverage

When choosing a homeowners policy, understanding the difference between named perils and all-risk coverage is key:

  • Named Perils: Only covers losses specifically listed in your policy. If it’s not listed, it’s not covered.

  • All-Risk (Open Perils): Covers all losses except those explicitly excluded. This broader protection shifts the burden of proof to the insurer, not you.

A: Yes. Condo owners usually need an HO-6 policy to cover interior walls, improvements, and personal property not covered by the condo association’s master policy. Renters need a renters (HO-4) policy to protect their belongings and liability. We’ll help you choose the right form.

A: You should insure your home for its reconstruction (replacement) cost, not its real estate market value. We use industry rebuild cost tools plus local construction insight to help estimate an appropriate amount.

A: Replacement cost pays to repair/replace damaged property with new materials of like kind and quality (up to the policy limit). ACV subtracts depreciation, meaning you’d receive less for older items. Many clients prefer replacement cost, ask if your policy qualifies.
